With 35 years and 6 years in real estate, Carleton founded Homerun Investments to transition from tech to a tangible, hands-on business. A licensed Massachusetts Realtor, he has been negotiating complex contracts for years and has a deep understanding of the market.
Kimberly Hall
With 40 years in the insurance industry, Kim is also seasoned in underwriting, inspections, and marketing. She has a keen eye for detail and flair for design to ensure that every property is not only sound but also beautifully presented.

Condo | Athol, MA
We purchased this condo in Feb 2024, rehabbed it and put it back out on the market. Formerly owned by a Navy Admiral who commanded a ship at Normandy in WW2 what a great story and adventure we had with this property.
Land Lots | Northwestern Maine
These lots are just below the Rangely Lakes, close to Sunday River Ski area and right off the Appalachian Trail. Two of our lots are 3 and 4 acres each, right on a trout brook. The other is an 84 acre wood lot. All lots are on the snowmobile and ATV trials. We are looking for ideas on these, and in the meantime they are a beautiful place to visit.
3,400 sq ft House | Westminster, MA
This is our current home we have spent much time investing in, but we’re contemplating downsizing. It is a beautiful 3 acre piece, complete with a 2 car garage and right on the Westminster Country Club golf course.
Ranch on 6 Acres | Ashburnham, MA
This is a great starter home with a potential buildable lot next to it. It is expandable and near the schools. This property will hit the market Fall, 2024.
PAST PROJECT | Disney Townhouse | Kissimmee, FL
This was our first VRBO rental property. We enjoyed taking the kids there and rented it out when we weren't there.
PAST PROJECT | Apartment Building | Athol, MA
We managed this 4-unit building ourselves for 3 years, pocketing extra income, and then sold it for profit. This was another great adventure and learning experience. We even met some really nice tenants along the way.
PAST PROJECT | Lake Cottage | Ashburnham, MA
This property was a family camp on the water of Lake Winnekeag that we kept in the family. My brother purchased it and renovated it into a beautiful lakefront property.
PAST PROJECT | Our 1st Home | Ashburnham, MA
This was a start to finish build on a 3 acre piece of raw land. We learned a lot about permits from wetlands up through to building codes. It started as a colonial, and 7 years later we added a garage addition.
